New 2017 WRX Premium 6MT -- What mods give you the most bang for your buck?

Hey guys. Got my first WRX recently. I've already put on a Neochrome muffler delete axel back system from Nameless. Otherwise it's bone stock.
My build plan, and this is pretty much in order, is below:

Perrin short shift adapter (already have the OEM short throw shifter)
Perrin shifter stop
Perrin shifter bushing kit
Nameless mid-pipe (for cat back conversion)
CAI by AEM, ETS, or Perrin (non-oiled; no tune)

Basically, before I decide to pass the point of no return to my lease with an AP and a potential pro tune, can anyone comment on mods (not requiring a tune) that they've done that have clearly increased HP and maybe put you back in your seat a little more? Damn, that was a long-ass sentence! My local tuner, Snail Performance, only works through an AP and they specialize in Cobb and Grimmspeed. Any thoughts will be appreciated!

Nothing exists that meets the added power no tune requirement that I am aware of.

Running your car without a tune for that intake is a recipe for disaster. Unless something changes on the fa20f for the 2017 model year I am not aware of your system is still maf based and changes to the incoming air flow without adjusting the maf tables will cause the engine to run lean.

Zero.

Access Port, and a downpipe (jpipe) with a tune will get you started

Ok, a tune it is I guess. But do I have to do a CAI intake and a turbo back at once? Right now I just have an axel back system. Am I wasting my time, from a power perspective, if I do a stage one tune with a CAI and get my mid-pipe and j-pipe later (followed by a stage two tune)?
You have to have a tune for an intake or exhaust ( referring to down pipe only, cat and turbo backs are fine) period. It's not a matter of power it's a matter of blowing your car up

Can the OP explain to me what's the purpose of modding a leased vehicle?

The only intake I know of that supports running with no tune is the ETS...and they have posted evidence to support it (they post an actual log). However, I would STILL take that with a grain of salt. Keep in mind, if they don't require a tune for it, it's not really doing anything anyway. It's a noise maker. A great noise maker, but just a noise maker nonetheless. You don't HAVE to do everything all at once. However, just putting in a jpipe/downpipe and getting a stage 2 protune is probably your best bang for the buck...nothing else needed.

So they say. If OP goes ETS or Mishi, Cobb has stage 1 and 2 OTS to flash

Best bang-for-your-buck mods:
1. Alignment
2. Tires
3. Bushings

1. and 2. will make any car several seconds faster around a circuit and 3. significantly improves driver feel and confidence making the car overall more fun to drive IMO -- care should be taken not to overdo #3... bushings WILL increase NVH.
Best mod to go faster on anything other than in a straight line, has always been to go a high performance driving school.
