I have a 2013 STi limited with Nav , factory installed performance exhaust , short shifter and home link , bone-stock , 42k miles , original brakes even . No programmer ever installed in ECU , black-silica paint , showroom new ...I know what KBB says it's worth , but what about real-world ?

Whatever someone will pay for it. If you don't trust kbb, Edmunds, nada then nobody can give you a better opinion.

I do believe KBB and NADA are generally based on "real world" sales, so I'd imagine somewhere close to that. If you aren't in a hurry, you could start high (within reason) and slowly bring the price down.

Some may pay a bit on top for a well-cared-for example with such low miles. Is it a hatch?

Pity.

It's the hatches that seem to be commanding good resale these days.
